MANSFIELD ZONING BOARD OF APPEALS – SPECIAL MEETING

MINUTES

JUNE 27, 2007

Chairman Pellegrine called the meeting to order at 7:02 p.m. in the Town Clerk’s office of the Audrey P. Beck Municipal Building.

Present:   Members – Fraenkel, Katz, Pellegrine, Singer-Bansal, Wright

    Alternates – Gotch

Absent:   Alternates – Accorsi, Clauson 

THOMAS SAUVE (CONTINUANCE) – 7:00 PM

Mr. Sauve submitted a new plan showing a 28’ x 36’ garage, leaving a side yard setback of 3’ – 5’.  The height of the house is approximately 17’ and the addition will be approximately 25’ in height.  There will be doors on the garage in the front and back, allowing vehicles to drive through.  The garage will not be accessed by the remaining 3’ – 5’ on the side yard.

Business Meeting:

Fraenkel made a motion to approve the application of Thomas Sauve, 54 North Windham Rd, for a Variance of Art.VIII, Sec B.4, rear and side setbacks, for a 28’ x 36’, two story, 2-car garage with 8’ shed addition and 16’ x 20’ screen porch addition to rear, as shown on the plan submitted June 27, 2007, with rear yard setback of 17’ where 31’ are required and side yard setback of 3’ – 5’ where 15 ½’ are required.

Motion was seconded by Katz.

Fraenkel stated that she was made comfortable by the response from the federal government and that there will be no doors accessing the garage from the side yard. 

Katz felt that the topography created a hardship and that the additions would be an asset to the community.
